Thornton soil: heavy clay, slow infiltration
Most of Thornton sits on the clay and clay-loam soils common across Adams County. Clay holds water well but takes it in slowly, so a long single run cycle mostly produces runoff down the driveway instead of moisture at the root zone. Thornton Water itself recommends the cycle-and-soak method — splitting each zone's run time into two or three shorter cycles — and that is how we program controllers here.

Thornton watering rules your system has to follow
Thornton is a separate water provider from Denver Water, with its own rules. Under the Stage 1 Drought declaration effective March 15, 2026, outdoor irrigation in Thornton is restricted — and a controller left on a builder's default schedule will violate it. We program systems to comply, then hand you the schedule in writing.
- Irrigation of established turf is prohibited between 10 a.m. and 6 p.m.
- After May 1, established turf is limited to two watering days per week
- Turf was recommended to stay dormant, with automatic systems off, until May 1
- New or replacement turf seed and sod requires a city irrigation permit to water off-schedule; turf installation is prohibited July 1 – August 31
- Drip, micro-spray, bubbler, soaker hose, and hand watering of trees, shrubs, beds, and gardens may occur any day (the city asks you avoid 10 a.m. – 6 p.m. and windy days)
- Large properties of one acre or more may apply for a restricted water budget permit
